The largest estate managed by us is a mixed estate of 96 houses and 27 blocks (179 flats), for which we the following extensive services were provided, namely:-

At the request of the directors:-
  • Appointing gardeners.

  • Providing the contractors specification.
  • Organising repairs.
  • Obtaining quotations for major items of repair and re-decoration.
  • Checking contractors have public liability insurance.
  • Periodic valuation of re-building costs to be arranged for the sums insured (Block Buildings Insurance), upon written request.
  • Endeavouring to protect resident’s interests where commercial freeholders are involved.
  • Monitoring major repairs under the Blocks Building Insurance.
  • Implementing insurance claims for the communal fabric.
  • Providing copy documentation to residents, solicitors etc.
  • Liaising with the police where applicable.
  • Arranging Directors and Officers insurance for companies.
  • Pursuing liability claims with properties (inside or outside the company) were damage has been caused to Management company premises.
  • Access to low cost Contents insurance, when specifically requested in writing.
    Liaising with Directors where the terms of the lease are not being adhered to by individual residents. Informing residents involved in respect of any breach of the lease. Dealing with enforcement of the terms of the lease. On the instruction of the directors, instructing and liaising with Solicitors where continual breach occurs (where the Management Company is the freeholder) and subject to any payment stated in the lease by the complainant.
  • Periodic inspections by our Surveyors, when specifically requested in writing.
  • Periodic inspections by Winchesters Property.
  • Site meetings with residents when needed.
  • Site meetings with contractors when needed.
  • Advising resident directors of flats on the merits of collective freehold purchase.
  • Attending a General Meeting for flat owners to advise on the advantages of freehold purchase.
  • Writing to adjacent property owners where trespass, nuisance or other problems are occurring from neighbouring dwellings.
  • Arranging provision of additional items (signs, lights etc.).
  • Writing to local Estate Agents in respect of unauthorized sale or letting boards.
  • Liaising with new service providers (i.e., satellite, cable television).
  • Arranging 24 hour emergency service, where requested.
  • Seeking to ensure the continuity of the management Company with the appointment of new directors where others are resigning during the year.
  • Arrangement of risk assessments to communal areas under Health & Safety legalisation (including Fire Brigade).
